BUYERS GUIDE - BEFORE YOU BUY IN WA

Do you know anyone looking to buyer property in WA?

Did you know that once an offer is made to purchase a property, if accepted by the Seller, the terms of the offer document form the contract.

We commonly find buyers unaware that:

a) the standard termite report condition is limited to 'termites in the house/dwelling only'; - not surrounds/gardens;

b) the standard building report clause is limited to only 'structural defects';

c) unless specified there is no obligation on seller to ensure that all electrical plumbing and gas is in good working order

d) of the importance of checking if extensions, sheds, pergolas/patios are council approved; and

e) the law in WA is different to others States.

These are only a few of the common areas buyers are often not aware off when entering into an offer.
